The Family's Story
Project Story
Stanley is one of Tasmania's most distinctive towns - a basalt headland jutting into Bass Strait, surrounded on three sides by ocean. Building there is not like building anywhere else. Salt air, prevailing westerlies, and strict coastal overlays mean that every material specification and structural decision carries more weight than it would on a suburban block.
The clients had been researching coastal builds for two years before they found TCB Build. They wanted a 4-bedroom family home that could be their forever home and a place to host family from the mainland - high ceilings, generous bathrooms, an entertainer's outdoor space, and finishes suited to a coastal environment.
We designed the home with our coastal-specialist design partner, specifying materials for salt-air durability throughout - from the roofing system to the hardware and cladding - without a single provisional sum. On this project we acted as the subcontract builder, partnering with Hotondo Homes to deliver the architect-led vision to our Spruce Standard. Everything was costed, fixed, and contracted before a sod was turned.

How We Solved It
Straight Up About The Hard Parts. Proud Of The Result.
The Hard Parts
Challenges
Building in Stanley presented a set of challenges that required genuine expertise in Tasmanian coastal construction.
- Coastal wind loading requirements requiring structural engineering upgrades - specified and costed within the fixed price
- Council coastal overlay restricting building height and requiring specific setbacks - resolved at design stage without any variation to the client
- Salt-air material specification for all external hardware, roofing, and cladding - sourced and costed upfront
- Remote site logistics - all trade scheduling coordinated 10 steps ahead through the Spruce Standard to eliminate lag days in a location with limited local trade availability
The Result
