The Family's Story

Project Story

The Sandwood Family Home was the kind of project that validated everything TCB Build was built to do. The family had been let down by a previous builder - a stalled project, a ballooning quote, and a year of radio silence. They came to us burnt.

From the first conversation, we were straight up about what was achievable on their block - a gentle site gradient running north-to-south that most builders would have flagged as a site-cost surprise after signing. On this project we acted as the subcontract builder, partnering with 40|43 Developments to deliver the architect-led vision to our Spruce Standard. We accounted for the cut and fill in the fixed price from day one.

The result is a generous 4-bedroom contemporary home with open-plan living, a separate master retreat, covered alfresco, and double garage - built to the Spruce Standard and handed over with the keys and a folder of Friday photo updates from every week of the build.

The Sandwood block presented three challenges that we addressed head-on before the contract was signed - not after.

  • A 1.2m site gradient requiring engineered cut and fill - costed and included in the fixed price from day one
  • A council design overlay requiring a specific façade setback - resolved during design with our local council contact
  • A client mid-approval customisation request (an expanded master ensuite and reconfigured butler's pantry) - absorbed within the fixed price through smart design-partner coordination
