From the day we cut your site, construction is finished within 12 months. The 12-Month Precision Timeline Guarantee specifically covers the construction phase, it begins once design is approved and we break ground, and does not include the upstream design finalisation or council approval phases (those depend on you, your designer, and council). Our builds typically run 10-12 months on site depending on plan complexity. This is a contractual commitment, not a rough estimate.
The 12-Month Precision Timeline Guarantee is in your contract. If construction exceeds 12 months from site cut through no fault of your own (i.e. not caused by client-requested variations or extraordinary events outside our control), the timeline guarantee in your contract applies. We back this promise with the same scheduling and process discipline we apply to every build.
Everything in your inclusions list - which you'll have before you sign anything. This covers design, approvals, site preparation, construction, and the standard finishes agreed in your contract. There are no provisional sums. If we haven't priced it, it isn't in your contract. We work with our design partners to design to your budget from day one so there are no nasty surprises.
Minor specification changes can sometimes be accommodated early in the build, but any change that affects the price or the timeline must be agreed in writing as a formal variation. We are transparent about the cost and timeline impact of every variation before you approve it - no ambushes. The best way to avoid variations is to get every detail right before you sign, which is why our pre-construction process is so thorough.
